The Henry Hills Mansion was designed by well known local architect William Pheno Pratt at the behest of Henry Hills, owner of a palm-hat factory. (His father, Leonard, ordered built a similar Victorian house at about the same time on an adjacent 3-acre lot.) The particular style of this Victorian house is generally called Italianate. It was built in 1865.

The building sits on a 1.25-acre "flag" lot with entrance at 38 Gray Street and open views from Main Street. After renovations, the Henry Hills house will boast close to 6,000 square feet of living space, eight fireplaces - some gas, some natural - and a high-efficiency hot-water radiator heating system. In addition to the main house, the home includes a two-bedroom apartment on the second floor with separate entrance and parquet floors in the sunny living room, and a three-bay garage with a second floor.

Hills House LLC is offering this house at $850,000, plus any repairs at closing. We estimate repairs will total about $300,000. Specifically, our plans call for adding the garage with nearly 1,000 square feet of living space above, including a full bath and kitchenette. Other planned repairs include the addition of two full bathrooms on the second floor, 1/2 bath and kitchenette in attic, an open "chef's kitchen" on the main floor, and a widow's walk with open cupola on the roof.
