Tuttle Farmhouse - Before and After Renovations.

This 19th century building is actually two buildings: a Cape on the north ell and a gabled Greek Revival as the main house. This inspired us to take advantage of this historic quirk to remodel the Tuttle Farmhouse as two condominiums measuring roughly 2,100 square feet apiece.

As part of the remodeling, we looked to make this home, as well as all the others on this project, as energy efficient as possible. For example, we reframed the entire skeleton of the building in order to fit as much insulation as possible into the new, 11-inch wall - this improved the insulating capacity (or "R-rating") dramatically, from a typical rating of 30 or so to 45+. We also ran a natural gas line to the building for heat and fuel (stove and dryer). The heating system in each unit is a gas-powered Buderus furnace, for hot water wall-mounted radiators and radiant heat in some floors.

Because the Tuttle Farmhouse was removed to this location, the building features a brand new basement. Both units have separate front and rear entrances, separate driveways and patios, and are separated by sound a fire-retardant walls.

UNIT A - 14A GRAY STREET - ASKING PRICE $545,000

The first condo measures roughly 2,000 square feet and has two "master" bedrooms, each with its own attached bathroom, on the second floor. The laundry room is also on the second floor, between the two bedrooms. The first floor has a flexible, semi-open space, with a dining room and living room open from the kitchen, and a study or den that may be closed off by glass pocket doors. There's also a powder room on the first floor and two fireplaces.

UNIT B - 14B GRAY STREET - ASKING PRICE $585,000

This condo, situated further along Gray Street, measures roughly 2,100 square feet. This three-bedroom unit has a sunken master suite on the second floor, a washer/dryer room, two more bedrooms and a double-vanity bathroom. On the first floor, 14B Gray has an open living and dining room, an open kitchen with sitting area, granite countertops, a powder room, ample closet storage and three fireplaces.

ABOUT THE TUTTLE FARMHOUSE: Tuttle Farmhouse was built in Ware, Mass., in the 1840s, and moved to its first Amherst location on South East Street in 1940-41, by Miner Worthing Tuttle as the summer home and centerpiece to his 26-acre farm. Mr. Tuttle, a 1913 alumnus of Amherst College, bequeathed the farm to his alma matter as part of his estate. The Tuttle Farmhouse was relocated by Payne Construction Services for Hills House LLC to 14 Gray Street in April 2008.
